Qualify on cash flow, not tax returns
DSCR (Debt-Service Coverage Ratio) loans let your investor clients qualify on a property's rental income instead of personal income — no income, employment, DTI, tax returns, or 4506-C. Qualification comes down to a simple ratio:
DSCR = Rental Income ÷ PITIA
For your pipeline, that means a straightforward path for self-employed investors, borrowers with write-off-heavy returns, and clients scaling a rental portfolio past conventional limits.
Who it's a fit for
- Self-employed or portfolio investors whose returns don't reflect real income
- Buyers and refinancers of non-owner-occupied 1–4 unit rentals and condos
- Clients vesting in an LLC, corporation, or trust
- Short-term / vacation rental owners (Airbnb, VRBO)
- Foreign national investors with a valid visa (see the FN tier)

Prepayment penalties & state eligibility
Prepayment penalties apply to non-owner-occupied loans only, with 5-, 4-, 3-, 2-, and 1-year and No-PPP options. Availability and PPP structures vary by state — refer your team to the current Program Guidelines and the live rate sheet.
What to submit
- Completed 1003 or scenario request
- Tri-merge credit report
- Lease agreement, or market rent support (1007 / 1025), to establish DSCR
- Entity documents (Articles, Operating Agreement, EIN) if vesting in an LLC/corp
- Fully executed purchase contract (purchase transactions)
- Asset verification — one month's bank statement or VOD
