Qualify on cash flow, not tax returns

DSCR (Debt-Service Coverage Ratio) loans let your investor clients qualify on a property's rental income instead of personal income — no income, employment, DTI, tax returns, or 4506-C. Qualification comes down to a simple ratio:

DSCR = Rental Income ÷ PITIA

For your pipeline, that means a straightforward path for self-employed investors, borrowers with write-off-heavy returns, and clients scaling a rental portfolio past conventional limits.

Who it's a fit for

  • Self-employed or portfolio investors whose returns don't reflect real income
  • Buyers and refinancers of non-owner-occupied 1–4 unit rentals and condos
  • Clients vesting in an LLC, corporation, or trust
  • Short-term / vacation rental owners (Airbnb, VRBO)
  • Foreign national investors with a valid visa (see the FN tier)

  • Business-purpose, non-owner-occupied only — no income, employment, DTI, tax returns, or 4506-C
  • All purposes — purchase, rate/term, and cash-out refinance
  • Short-term rental income OK — 12-month Airbnb/VRBO look-back
  • 100% gift allowed — down payment, closing costs, and reserves (max 3 gifts)
  • Reserves — none required on many loans up to $1.5M; scaling up on larger balances
  • Terms— 30-yr fixed, 5/6 & 7/6 ARM, with 40-yr and interest-only options on select tiers
  • Entity vesting — LLC, corporation, or trust
  • UW fee — $1,495

Prepayment penalties & state eligibility

Prepayment penalties apply to non-owner-occupied loans only, with 5-, 4-, 3-, 2-, and 1-year and No-PPP options. Availability and PPP structures vary by state — refer your team to the current Program Guidelines and the live rate sheet.

What to submit

  • Completed 1003 or scenario request
  • Tri-merge credit report
  • Lease agreement, or market rent support (1007 / 1025), to establish DSCR
  • Entity documents (Articles, Operating Agreement, EIN) if vesting in an LLC/corp
  • Fully executed purchase contract (purchase transactions)
  • Asset verification — one month's bank statement or VOD
