Qualify borrowers on the income they actually earn
WMB's Non-QM menu gives self-employed owners, 1099 earners, and complex-income borrowers a path to close without tax returns, W-2s, paystubs, or a 4506-C. Each alt-doc income program is offered in two tiers — Elite for stronger files and Easy for expanded flexibility — so you can match the program to the borrower in front of you.

- Terms: 5/6 ARM and 30-yr fixed, with 40-yr fixed on the Easy tier
- Reserves scale with loan size and LTV (many loans up to $1M require none)
- Non-QM UW fee: $1,495

Full-documentation jumbo financing above conforming limits, with second-home and investment options.

A fixed-rate second lien that lets borrowers tap equity without touching a low first-mortgage rate.

- Income documentation for the chosen program (bank statements, signed P&L, 1099s, or WVOE)
- Asset verification (one month's bank statement or VOD)
- Fully executed purchase contract (purchase transactions)
